Job Summary

Under indirect and intermittent supervision of a Facility Supervisor operates boilers, heating, ventilating, air conditioning, refrigeration, pneumatic and water systems to maintain comfortable building temperatures and building services. Reads, records, and evaluates readings of various operating data. Investigates and corrects complaints if possible. Inspects and performs routine and emergency maintenance. Must have an Unlimited Refrigeration Operators License issued by the City of Detroit Safety Engineer and be certified as a Licensed Technician in the proper use and handling of Chlorofluoro Carbons (CFC). Must have a Third-Class Stationary Engineer’s License issued by the City of Detroit.

Key Accountabilities

  • Operates forced air and direct steam radiation heating equipment; air conditioning systems handling 200 to 200,000 CFM; refrigeration equipment up to 600 hp (aggregate of 2400 ton); natural gas fired boilers; water softener system for boiler feed water; boiler blow downs and safety systems; to maintain proper heating and cooling.
  • Operates water systems supplying drinking Water, and general building water for restaurants, lavatories, fire protection, etc.
  • Operates air compressors for building instrumentation, garage hydraulic system, blueprint room; and other building systems.
  • Analyzes instrumentation, building automation systems, current & anticipated weather variables, illumination/occupancy loads, etc.; to maintain comfortable building temperatures and proper temperature ranges for IT rooms and while gaining max efficiency.
  • Inspects equipment for correct operation and safety. Looks for defects in equipment, faulty operation, poor housekeeping, fire hazards, unsafe working conditions, etc. Takes appropriate corrective action; checks with supervision as necessary. Monitors and troubleshoots building systems. Recommends and assists in developing changes in operating procedures.
  • STARTS, STOPS. OPENS, CLOSES, and/or ADJUSTS boiler, boiler blow downs, boiler water treatment, air intake and exhaust damper, pumps, humidifiers, thermostats, steam and water valves, pressure controller, output of heating and cooling coils, compressors. flow of condenser water, valves, fans, master thermostat reset devices, etc.
  • CHECKS food service refrigeration equipment.
  • READS various indicating end recording instruments and RECORDS. CONTROLS, MONITORS, CALIBRATES AND ADJUSTS building systems via computer.
  • Reads and Interprets operating procedures, blueprints, drawings, diagrams, and manuals.
  • RESPONDS to heating and cooling complaints, ADJUSTS equipment to remedy the complaint. As necessary, INSTALLS portable electric heating units for supplemental heating/cooling. RESPONDS to emergency calls originating in any of the buildings.
  • PERFORMS routine lubricating and minor maintenance of equipment such as replacing fuses, tightening packing glands, cleaning chiller tubes, removing and/or plugging leaking fire sprinkler heads, replacing broken pipe fittings, performing valving, reconnecting broken lead wires, etc. MAKES emergency repairs in order to restore service or prevent building damage, PROVIDES protective tagging of electrical (480V) and mechanical equipment.

Qualifications

  • HS diploma or equivalent (GED).
  • Unlimited Refrigeration Operator’s License.
  • Third Class Stationary Engineer’s License.
